    How much down payment do I need to buy property in Malaysia?

    Most Malaysian banks finance up to 90% of the property price for a first home, so most buyers budget around 10% as their down payment. Some first-time buyers can access government schemes that reduce this further — message me and I can point you to the one that fits your situation.

    What is stamp duty (MOT) and how much will I pay?

    Stamp duty on the Memorandum of Transfer (MOT) is charged on a tiered scale: 1% on the first RM100,000, 2% on the next RM400,000, 3% on the next RM500,000, and 4% above RM1,000,000. For example, a RM750,000 property incurs about RM16,500 in transfer duty. There's also a separate stamp duty on the loan agreement, typically 0.5% of the loan amount.

    Are there stamp duty exemptions for first-time homebuyers?

    Yes — eligible first-time Malaysian homebuyers currently get full stamp duty exemption on both the Memorandum of Transfer and the loan agreement, for residential properties priced up to RM500,000, with this exemption extended through 31 December 2027. Eligibility depends on your specific circumstances, so it's worth checking before you commit.

    What legal fees are involved when buying property?

    Lawyers charge on a regulated fee scale — typically around 1% to 1.25% of the property price for the Sale & Purchase Agreement (SPA), with loan agreement legal fees usually running 60-70% of that figure. On top of that, budget a few hundred ringgit for valuation, fire insurance, and administrative searches.

    How much total cash should I budget for, beyond the down payment?

    All in — down payment, stamp duties, legal fees and incidental costs — most citizen buyers with 90% financing should budget roughly 14-15% of the property price in upfront cash, not just the 10% down payment. On a RM500,000 property, that works out to about RM71,000 in total.

    Do foreign buyers pay different rates?

    Yes. Non-citizen buyers currently face a flat 8% transfer duty (MOT) rate, compared to the tiered 1-4% rate that Malaysian citizens and permanent residents pay, and minimum purchase price thresholds that vary by state.
